Here is an overview of our official policies here at Verde Camp.

  1. Risk/Liability. By renting this property, you are assuming all risks and liabilities for any damage done to person or property, agents, employees, or visitors occasioned by the present or futureĀ  condition of the premises, both latent and manifest. We will not be responsible for accidents or injuries to guests or loss of money or valuables of any kind.
  2. Payments. Your payment is due upon booking, unless arranged in advance with the manager. Non-payment of rent is considered a cancellation and subject to cancellation policy. If using a credit card or paypal, an additional fee of 3% will be included.
  3. Breakdowns. Please contact the manager to report any problems immediately. The houses are in very good condition, however we do not explicitly guarantee heat/ac units, televisions, electronics, or appliances. We will absolutely do our best to make repairs as soon as possible after being notified of the problem. No refund or rate adjustment will be made for breakdowns.
  4. Locked Out. If you become locked out of the unit, call the manager. No refund or rate adjustment will be made for locking yourself out. Even if you’ve had a few margaritas, it’s still not our fault. :)
  5. Linen Care. Linens are furnished and are not permitted to be removed from the house. Replacement of lost or damaged or stained linens will be the responsibility of renter and deducted from your security deposit. No linens will be exchanged during your stay.
  6. Maximum Guests. The total number occupying cannot exceed four (4) people in a 1 bedroom house, six (6) people in a 2 bedroom house, or eight (8) people in a 3 bedroom house. Stated pricing is based around standard occupancy of two (2) people in a 1 bedroom house, four (4) people in a 2 bedroom house, and six (6) people in a 3 bedroom house. Additional people (excluding babies & small children) are $25/person per day.

    The total number occupying cannot exceed six (6) people in a 2 bedroom house, or four (4) people in a 1 bedroom house. All guests must be listed on the rental agreement. There are no exceptions.

  7. Smoking. All units are non-smoking. Evidence of smoking in the unit will cause forfeiture of the entire rent including deposit and immediate tenant eviction. You may smoke outside as long as it’s not disturbing others. If smoking outside, please place butts in provided sand buckets and not in the grass or the flower beds. Thanks!
  8. Pets. We are friendly to certain pets, but no pets are allowed in the unit or on the premises unless arranged in advance with the appropriate deposit and payments in place. Registered pets must be potty-trained. An unregistered pet, or evidence of an unregistered pet, will cause forfeiture of the entire rent including deposit and immediate tenant eviction, and tenant will be liable for any cleanup that is required.
  9. Parties. This is a family-oriented property. No house parties are allowed. Violation of this rule will cause forfeiture of the entire rent, including an additional fee equal to 1 days rent, and immediate tenant eviction.
  10. Age Minimums. Generally, we do not rent to groups of young people under the age of 25. No sororities, fraternities, school, or civic groups are allowed.
  11. Property Care. We reserve the right to keep deposits, rents, refuse a rental, and discontinue occupancy if the terms of agreement are not met or if in our judgment your occupancy of the unit is detrimental to the property. The property may not be used for any unlawful purpose. No meth labs.
  12. Entry. We reserve the right to enter the premises at any time for the purpose of inspection, repair, management, or showing to prospective buyers.
  13. Changes/Cancellations. If you cancel or change occupancy dates on a daily or weekly rental, a thirty (30) day notice prior to arrival must be given. If you cancel or change occupancy dates on a monthly rental, a ninety (90) day notice prior to arrival must be given. In either case, failure to do so will result in forfeiture of rent, unless the unit is re-booked for the same rental period. Rental for periods of inclement weather will not be refunded.
  14. Parking. A maximum of one (1) car is allowed to park in the driveway, other cars must be parked in the street unless otherwise arranged with manager. Boats, trailers, jet skis, and motor homes must be parked elsewhere unless otherwise arranged. Helicopters welcome, however.
  15. Deposit. We must have your credit card on file as your deposit. The credit card on file will not be used for extra charges provided there is no damage, the unit is left reasonably clean (dishes, cookware, etc. must be washed and placed in cabinets), trash/recycling is removed and placed in the proper outside containers and all other terms of the rental agreement are met.
  16. Check In/Out. Check in time is 3:00 pm or later; Check out time is 11:00 am or earlier. Please
